1. Program Description

Two Eleven Spalding Condominium Association (“the Association,” “we,” “us”) offers conversational text messaging between the Association’s management office and residents, owners, and their designated contacts. Messages are sent from the management office telephone numbers published on this website, including the Front Desk (310-277-7211) and management office lines (310-300-0741, 310-300-0742, 310-300-0743). Messages may include responses to your inquiries, meeting and appointment coordination, and follow-ups regarding requests you have made to the management office.

2. Consent and Opt-In

You may receive text messages from us if you have provided your mobile telephone number to the Association — for example, on a resident contact information form or through the BuildingLink resident portal — or if you initiate a text message conversation with one of the numbers above. Consent to receive text messages is not a condition of residency or of any purchase or service.

3. Message Frequency

Message frequency varies depending on your interactions with the management office. This is a conversational messaging program; we do not send scheduled or bulk promotional messages through these numbers.

4. Fees

Message and data rates may apply. Charges are billed by your mobile carrier under your mobile service plan. The Association does not charge for text messages.

5. Opting Out

You can cancel text messages at any time by replying STOP to any message from us. After you send STOP, you will no longer receive text messages from that number. You may also contact the management office at 310-277-7211 or FrontDesk@211spalding.com to update your communication preferences. Opting out of text messages does not affect other Association communications, such as official notices, which are delivered through separate channels.

7. Privacy

Your mobile telephone number and text message opt-in and consent data are used solely to communicate with you. No mobile information will be sold or shared with third parties or affiliates for marketing or promotional purposes. Please see our Privacy Policy for a full description of how we collect, use, and protect your information.

8. Carrier Disclaimer

Mobile carriers are not liable for delayed or undelivered messages. Message delivery is subject to effective transmission by your mobile carrier and is outside our control.

9. Changes to These Terms

We may update these SMS Terms from time to time. The current version will always be posted on this page with an updated effective date. Continued participation in the messaging program after changes are posted constitutes acceptance of the revised terms.
